What do I need for a rental apartment application?

  • EC Living uses Certn software to screen all tenant applications. Tenants are required to provide:

    1. Government-issued photo ID (driver’s license or passport) to confirm identity and full legal name

    2. Proof of income (pay slip or letter of employment), proof of student loans, or proof of savings to cover 6+ months of rent.

    3. Landlord reference for a minimum of 1 year term, with the Landlord’s name, phone number and email address.

    4. Basic personal information and permission for EC Living to complete a soft credit check on Equifax.

    5. Optionally, a co-signer or guarantor with good income and credit score can be added to help the application, if the tenant applying may not have all of the above items (such as a first-time renter, student, unemployed, or new to Canada).

  • Whenever a business or individual pulls your credit report, an inquiry appears on your credit history. This inquiry shows who pulled the report and when it was pulled. Most property managers and landlords who perform credit screenings conduct a “soft” inquiry. A soft inquiry has no impact on your credit rating. Thus, you can incur as many soft inquiries as necessary without hurting your credit score.

  • EC Living’s residents enter into a tenancy agreement consistent with the time period in their lease. A typical lease period is 12 – 16 months.

  • EC Living requires tenant insurance in all cases for the resident’s benefit.
